Every week someone asks us whether they should 'just go tankless.' The honest answer is: it depends on your household, your gas line, and how long you plan to stay. Here's how we walk our own customers through it.

Upfront cost

A straight tank replacement typically runs $1,450–$2,400 installed. A tankless conversion runs $3,500–$4,500 because it usually needs a larger gas line, new venting, and a condensate drain. If you're staying in the home five-plus years, the efficiency and lifespan often justify the gap. If you're selling soon, a quality tank may be the smarter spend.

Lifespan & the hard-water catch

Tanks last 8–12 years; tankless units can run 20+. But San Diego's hard water scales tankless heat exchangers fast. The units that last are the ones that get descaled annually — which is exactly why we install isolation valves on every conversion so a yearly flush takes minutes, not hours.

Endless hot water (with an asterisk)

Tankless gives you continuous hot water, which is a real win for big households doing back-to-back showers. The asterisk: a single unit has a flow-rate ceiling. Run two showers and the dishwasher at once and an undersized unit will cool off. Sizing for simultaneous demand is the whole game — and where a lot of cheap installs go wrong.

Our honest rule of thumb

Staying long-term, big family, willing to descale once a year? Go tankless. Tight budget, selling within a couple years, or no easy gas-line upgrade? A good tank is nothing to apologize for. We'll tell you which bucket you're in — even when the cheaper answer is the right one.

Pro Tip Ask for a unit sized to your peak simultaneous demand, not just your home's square footage. It's the number-one thing that makes or breaks tankless satisfaction.
